Loft Conversions

You have a house in the perfect location but perhaps just need that extra accommodation space to make it perfect. Don't move out move up !! The solution could be right above your head. A well designed and finished loft conversion can provide that additional space you require whilst also increasing the capital value of your home.  Estate agents will confirm that any additional living spacewill add value to a property whether it be in the form of a playroom, office or teenager suite.

To establish if your loft is suitable for conversion you should measure its height at the tallest point or apex (this distance needs to be at least 2.5m) If you do not have this height then a loft conversion may still be possible but would involve either lowering the ceilings of the rooms below or increasing the height of the roof level.  If you need advice please do not hesitate to contact us.

Once you have established that the loft is suitable for conversion a decision is required on the type and style of the windows.

A Velux style window does not require any alteration of the original shape of the roof and are the often cheapest way to provide natural light into the loft space. In the majority of cases this style of window does not require planning consent if installed in a two storey dwelling (please check with your local authority in the case of listed buildings and those in conservation areas, etc.)

Dormer windows alter the structure and profile of the roof and provide the benefit of increasing the usable space within the loft and will almost certainly require planning consent.

Other matters to consider in a loft conversion is the inclusion of an en-suite or additional bathroom and the heating of the loft space. An extra bathroom in the loft can ease the morning rush and makes your house more saleable.  En-suites and bathrooms come in various styles and prices. Most modern properties have combi boilers which should be suitable to accommodation most loft conversions, however older systems may require alternative solutions to provide heating within the conversion. We will be happy to provide constructive advice on potential solutions to accommodate all your requirements..

All loft conversions require building control approval – we will be happy to provide advice/assistance on this matter or you could contact your local authority building control department.

Extensions

Your love your property but it would be even better if you had a larger kitchen, a dining room, an additional bedroom, extra bathroom, an office or a garage/garage conversion.  Adding an extension is a cost effective solution to solve your space constraints.

Plans

We are able to through our draughtsmen provide full detailed architectural plans which will initially allow you to fully visualise the project and make alterations to the designs. These plans will be of suitable quality to accompany the planning application and also the building regulations application.

Planning Application

Once Northumbria Loft Conversions have provided the plans we will be happy to make pre-submission consultations and ultimately submit the application to the appropriate Local Authority.

Building Regulations

Either alongside submission of the planning application or immediately after Northumbria Loft Conversions will assist you by submitting the building regulations application to the Local Authority to ensure that the works fully comply with current legal requirements.
